Summer Maintenance Checklist

The beginning of summer is the perfect time to do a summer maintenance checklist for your home and business.  Not only does it make your property look better, but it saves you money. Routine maintenance helps you avoid larger repair bills at a later date by eliminating problems before they begin or finding them early.

Exterior Maintenance Checklist

Make sure that all exterior lights are in working order. All pathways and doorways should be well-illuminated, especially for businesses. Dim common areas and walkways are a trip and fall hazard.

Clean out gutters so there are no leaves or debris to block any rain.

Check your patios and decks for any problems. The start of summer is a good time to do a good wash over these areas and inspect them for problems. If you need to repaint, reseal or fix and loose or wobbly boards, do it before the weather is warmer and the areas are in use.  Same with patio furniture, check to make sure that it is working, not rusty and that the pillows and cushions are clean and no mildew or mold.

Take care of summer landscaping clean-up such as trimming back shrubs and trees. Remove any broken branches. If you have mulch or ground cover, it might need to be replaced or refreshed to spruce it up for summer.

Do a visual inspection of the roof and the exterior of the building for any problems that are visual.

Interior Maintenance Checklist

Service air conditioners once a year and the beginning of summer is a perfect time. No matter if you have a central system, use window AC units, or a room AC unit, it needs to be serviced and filters replaced. It is better to service them now than wait until the heat of summer and have it stop working.

Clean windows and check screens for rips, tears, and bent/damaged frames. This is a good time to make sure that your windows and screens are in good working order. Bent frames and tears can allow summer bugs to enter. Check the seal around the windows and reseal with caulk if needed.

Clean dust off of ceiling fans and make they are all in working order.

Clean dryer vents and exhaust. Lint and dust trapped in the vents and exhaust are one of the leading causes of house fires.

Test and check smoke and carbon monoxide detectors and change the batteries.

Clean carpets or have them cleaned by a cleaning service and same with the hard floors. Damp winters and muddy/wet weather can take a toll on carpets. Regular carpet cleaning also helps keeps down the accumulation of mold, pollen, and dust.
